Mulder Contracting has been building on the North Shore since 2016. The fastest way to lose money on a commercial renovation is to close the doors longer than you planned. Before we price the job, we work out how much of it can happen while you are still operating and how much has to happen when you are not.

That usually means phasing the work zone by zone, hoarding off the active area with dust and noise control, and pushing demolition, core drilling, and anything that shakes the building into evenings or weekends. If your lease or your landlord restricts work hours, we build the schedule around those restrictions from day one instead of discovering them halfway through.

Permits, Code, and Inspections

Commercial permitting is where most renovation schedules quietly fall apart. We start it early and we manage it ourselves, so you are not chasing a city file number between customers.

We coordinate commercial building permits with the City of North Vancouver, the District of North Vancouver, West Vancouver, and the City of Vancouver, plus the separate electrical, plumbing, mechanical, and fire-suppression permits a commercial scope usually triggers. We work to current BC Building Code requirements for occupancy, exiting, fire separations, and accessibility, and we book and attend the inspections.

Where a project needs a design professional, an engineer's letter, or a building envelope consultant, we bring them in and coordinate their scope rather than handing you a list of people to call.

Commercial Renovation FAQ

Can you renovate while our business stays open?

Yes. Most of our commercial renovations in North Vancouver and Vancouver are phased so the business keeps operating. We hoard off active work areas, run dust and noise control, and schedule the loud or disruptive stages after hours or on weekends. Before we start we agree on a work-hours plan with you and, where applicable, your landlord or property manager.

Do you handle commercial building permits?

We do. We coordinate commercial building permits with the City of North Vancouver, District of North Vancouver, West Vancouver, and City of Vancouver, along with the trade permits for electrical, plumbing, and mechanical work. We manage the drawing set, the application, and the inspection schedule so the project does not stall waiting on paperwork.

How much does a commercial renovation cost in North Vancouver?

It depends on the scope, the condition of the existing space, and how much mechanical and electrical work is involved. In Metro Vancouver, office tenant improvements commonly land in the range of roughly $80 to $200 per square foot, retail fit-outs somewhat lower, and restaurant build-outs higher because of kitchen and ventilation requirements. We give you a detailed, itemized quote after a site walkthrough rather than a per-foot guess.

How long does a commercial renovation take?

A straightforward office or retail refresh is often three to eight weeks on site. A full tenant improvement with permits, mechanical, and millwork is typically eight to sixteen weeks, and restaurant build-outs run longer. Permit review time is usually the largest variable, which is why we start that process early.

Do you work with property managers and landlords?

Regularly. We are comfortable working inside landlord work-letter requirements, building rules, elevator and loading bay bookings, insurance certificate requirements, and after-hours access protocols. We can deal directly with the property manager on scheduling and site access so you do not have to be the middleman.

Are you licensed, insured, and WorkSafeBC registered?

Yes. Mulder Contracting is a licensed BC contractor carrying commercial general liability insurance and active WorkSafeBC coverage. We provide current certificates of insurance and clearance letters before work begins, which most property managers and landlords require.

What is building envelope work and do you do it?

The building envelope is everything separating the interior from the weather: cladding, windows, doors, roofing junctions, flashings, membranes, and sealants. On the North Shore, wind-driven rain finds every weak point in that assembly. We carry out envelope repairs and restoration on commercial and multi-unit buildings, from targeted leak and rot repairs through to full re-clad and rainscreen work.
