What We Do

Renovation Specialists on the North Shore

Mulder Contracting is a renovation company first. We build custom homes and we take on framing and concrete work, but the majority of what we do in any given year is renovating houses that people already live in, across North Vancouver, Vancouver and the North Shore.

That matters more than it sounds. Renovation is a different discipline from new construction. You are working inside a finished building, around a family and their belongings, on top of framing that somebody else built to a code that no longer applies. Nothing is square, nothing is documented, and the surprises are behind the drywall rather than on the drawings.

What clients hire us for is the part that does not show up in photos: sequencing the trades so they are not tripping over each other, protecting the parts of the house we are not touching, catching the structural problem in week one instead of week six, and telling you the truth about cost and schedule before you commit.

Living Through It

We Work Around Your Household

A renovation happens inside somebody's home, and we treat it that way. Before we start we agree on which rooms stay in use, where the crew enters, where materials get stored and what the working hours are.

Site protection goes down before demolition starts: floor protection on the routes we use, plastic and zip walls at the work boundary, and dust control running while we cut. The site gets swept at the end of every day, not at the end of the week.

You get a named project lead who answers the phone, and a written update every week covering what got done, what is next, and anything that changed.

Structure

The Work You Will Never See

The parts of a renovation that fail first are the parts nobody photographs: the waterproofing behind the tile, the beam carrying the wall you opened up, the flashing above the new window.

We have in-house framing crews, so structural alterations are handled by our own people rather than subbed out and rushed. When a wall comes out, the beam is engineered, permitted and inspected. When a shower goes in, the waterproofing is a full system rather than a coat of paint on drywall.

It costs a little more up front. It is the difference between a renovation that still looks right in fifteen years and one that needs redoing in five.

Renovation FAQ

Can we live in the house during the renovation?

Often yes, and it depends on the scope. A kitchen or single bathroom usually lets you stay if you can live without that room for several weeks. A whole-home renovation with the heating, plumbing or electrical opened up is usually easier on everyone if you move out. We tell you honestly which situation you are in at quoting, not halfway through.

How much does a renovation cost in North Vancouver?

It comes down to size, condition, and how much of the mechanical and structural work has to change. A bathroom is the smallest typical project, a kitchen sits well above that, and a whole-home renovation is priced per project. Rather than quote a per square foot number that will be wrong for your house, we walk the space and give you an itemized quote.

How long will it take?

A bathroom is commonly three to five weeks on site. A kitchen is typically six to ten. A whole-home renovation usually runs three to six months depending on structural work and permit review. We give you a schedule with the quote and update it weekly in writing.

Do you handle permits and drawings?

Yes. We coordinate building permits with the City and District of North Vancouver, West Vancouver and the City of Vancouver, plus the trade permits for electrical, plumbing and mechanical. Where a project needs a designer or a structural engineer, we bring them in and manage their scope.

Do you do structural changes, like removing a wall?

Regularly. Opening up a main floor almost always means transferring a load, which needs an engineered beam and a permit. We have in-house framing crews, so the structural work and the finishing are handled by the same company rather than passed between trades.

What happens if you find something unexpected behind the walls?

On older North Shore homes it happens: knob and tube wiring, rot at a sill plate, a beam that was never sized properly. We stop, photograph it, price the fix, and get your written approval before continuing. You will never find a surprise on the final invoice.

Do you offer a warranty?

Yes. Every renovation is backed by our workmanship warranty, and we come back to deal with deficiencies without an argument. Manufacturer warranties on materials and appliances are passed through to you at handover.
